Commercial & HOA grounds maintenance
Written scope, fixed monthly figure, one phone number that reaches the owner — for HOA boards, property managers, churches and commercial owners.
Grounds maintenance on a contract, not a handshake
Commercial and HOA work runs differently from residential mowing, and it should. A board needs a fixed line in next year's budget. A property manager needs somebody who answers when a tenant complains. A church needs the lot cut before Sunday, not sometime that week.
So this side of the business is written down: defined scope, a service calendar, a monthly figure, and one phone number that reaches the owner rather than a dispatch queue.
What we maintain
- HOA common areas — entrances, medians, islands, retention basins, amenity areas, walking trails and monument signage beds.
- Office and retail properties — parking lot islands, frontage, entry beds, screening hedges.
- Churches and schools — large open turf on a schedule that respects the calendar.
- Multi-family and rental portfolios — consistent turf and bed care across scattered addresses.
- Property management contracts — including vacant unit turns and one-off resets.
What a contract includes
- Mowing, string trimming, hard edging and hard-surface blow-off on a set weekly or bi-weekly cycle
- Bed weeding and edge maintenance
- Shrub and hedge trimming, scheduled by plant type rather than whenever it looks shaggy
- Seasonal mulch refresh
- Spring and fall cleanups and the full leaf season
- Litter policing on the turf before mowing, which is a real line item on commercial frontage
- Photo documentation of completed visits when the board or manager wants a record
What it costs
Smaller commercial and HOA maintenance contracts in the Memphis market start around $450–$550 per month. Larger properties are budgeted per acre: full-service Southeast HOA and commercial per-acre pricing runs roughly $2,500–$6,000 per acre per year, which puts a small suburban office park in the $12,000–$30,000 a year range and larger HOAs and master-planned communities anywhere from $50,000 to $400,000 a year depending on scope and amenity level.

We will tell you plainly where we fit. Southbound is a small operation, which is an advantage on a neighborhood entrance, a church campus or a strip center, and a disadvantage on a 400-acre master-planned community. If your property is bigger than we should take on, we will say so rather than take the contract and underserve it.
How bidding works
- Send the property address and, if you have one, the current scope of work or last year's contract.
- We walk the site and measure the actual turf and bed areas rather than guessing from acreage.
- You get a written scope and a monthly figure, itemized so the board can see what each line buys.
- If you want something out of it to hit a budget number, we adjust the scope — not the quality.
Who this is for
HOA boards in Cordova, Collierville, Southaven and Olive Branch where subdivision density is highest. Office and medical properties in East Memphis and Germantown. Churches across DeSoto County. And property managers running scattered single-family rentals who are tired of coordinating four different mowing guys.

Questions about commercial & hoa
How much does commercial lawn maintenance cost in Memphis?
Smaller commercial and HOA contracts in this market start around $450–$550 per month. Larger properties budget per acre — full-service Southeast per-acre pricing runs $2,500–$6,000 per acre annually, so a small office park typically budgets $12,000–$30,000 a year.
Do you require an annual contract?
For commercial and HOA work, yes — usually a seasonal or annual agreement. That is what lets us guarantee a fixed service day and hold a fixed monthly price, and it is what a board needs to budget against. Residential mowing has no contract at all.
Can you handle multiple properties?
Yes, within our service radius. Scattered-site rental portfolios and multi-location businesses are a good fit because we can route them together. We will be candid about how many properties we can take on well.
Are you insured for commercial work?
We carry business insurance and will provide current certificate documentation directly to your board, manager or COI system as part of the bid. We do not publish policy details on a website — ask and we send the actual certificate.
Do you provide documentation of completed visits?
Yes, when the property wants it. Photo documentation and a service log are standard on HOA and managed properties, because a board meeting six weeks later needs a record, not a memory.
Can you bid against our current provider's scope?
Send us the existing scope of work and we will bid it line for line, then tell you where we think it is over- or under-specified. An entrance mowed weekly with beds touched twice a year is a common imbalance and it shows.
