When a lawn mower is the wrong machine
There is a point where a property stops being a lawn and becomes land. Chest-high broomsedge, blackberry canes, volunteer sweetgum saplings, three years of no attention. A zero-turn will not cut it and should not try — you will find the stump, the fence post or the well head the hard way.
That is bush hogging: a rotary cutter behind a tractor, knocking heavy vegetation back to a manageable height across open ground. It is the service for vacant lots, pasture, easements, fence lines, back acreage and properties with a code enforcement letter on the door.
What we take on

What drives the number
- Vegetation height and woodiness. Grass and weeds cut in one pass. Saplings thicker than a thumb mean going slower and often twice.
- Obstacles. Stumps, old fencing, dumped tires, culverts, well heads — anything hidden that has to be walked before we cut.
- Terrain. Wet bottoms, steep banks and ditch lines are slow, careful work.
- Access. If the tractor cannot get through the gate, the whole job changes.
- Acreage. Per-acre rates drop as the tract gets bigger. Two acres is far cheaper per acre than half an acre.
How often
Most lot owners in this market run two to three cuts a season — late spring, midsummer and early fall — which keeps woody growth from establishing. Once brush gets past a season of growth, you are paying overgrowth rates every time instead of maintenance rates.
Where we do it
Strongest fit is the Mississippi side and the rural edges: Hernando, Holly Springs, the acreage around Olive Branch, and open land out toward Byhalia and the county line. We also cut vacant lots inside the Shelby County suburbs when access allows.

How much does bush hogging cost per acre?
Open, easily mowable pasture-style ground runs about $100 an acre. The typical contractor range is $125–$320 an acre, with heavy overgrowth landing at $150–$250. Small lots carry a $150–$250 minimum per visit, because hauling the tractor out costs the same regardless of acreage.
How tall is too tall?
Almost nothing is too tall for a rotary cutter — we routinely cut chest-high growth. What stops us is woody stem diameter and hidden obstacles. Saplings thicker than about two inches start to be a different job.
Do you haul off what you cut?
No. Bush hogging chops material and leaves it on the ground to break down, which is normal and what makes it affordable per acre. If you need material removed, that is a cleanup or land clearing job and prices very differently.
Can you cut a lot I own but do not live near?
Yes, and we do it constantly for out-of-state owners and investors. Give us the parcel address, we will look at it, send the price, and text photos when it is done.
Will you cut around a septic field or well?
Yes, but flag them or tell us where they are. Lids, clean-outs and well heads sitting an inch above grade in tall grass are the number one way to break a rotary cutter and somebody's septic system in the same second.
