How the number is built
No black box.
The base rate comes straight from our published lot-size table, which is itself built on real Memphis-market data. Then three adjustments:
- City — a small factor for drive time and typical lot character. DeSoto County is the home market and prices at base; Arlington and Collierville carry a few percent for distance and larger average lots.
- Frequency — weekly is base. Every-other-week costs a little more per visit because there is more growth to cut and more clipping to disperse. A one-time cut carries the most, since there is no route efficiency in it.
- Condition — if you tell us the yard is overgrown, we show a separate first-cut figure of $75–$150+, then the normal rate from visit two forward.
What the estimate cannot see
It does not know your gate is 34 inches wide, that the back half is a slope, or that there are eleven tree rings to trim around. That is why we confirm the price after we look at the property — and why we tell you the confirmed number before we ever run a mower.

How accurate is this estimate?
For a normal subdivision lot in good condition, it is usually within about ten dollars of the final price. It gets less accurate the further your property is from typical — heavy slope, unusual fencing, a lot of hand trimming, or acreage with mixed brush.
Do I have to give you my email to see the price?
No. The number appears as soon as you answer the four questions. The form underneath it is there only if you want us to call and book the work.
What happens after I submit the form?

Can you quote a property I do not live at?
Yes. Rental turns, vacant lots, estate properties and out-of-state owners are common for us. Give us the address in the form and note in the message that you will not be on site.
