Germantown is about 40,100 people with a median household income in the $144,800 to $149,900 range — the highest in the Memphis metro. But the thing that actually defines lawn care here is not income. It is the canopy. Germantown's mature oaks, hackberries and sweetgums are the reason so much of this city runs tall fescue instead of Bermuda, and the reason the fall is a genuine operation.

Shade changes everything about a maintenance plan. Fescue is the default choice for shaded lawns in the northern part of Mississippi and across this metro for the same reason: it holds through winter and tolerates less sun. MSU Extension puts fescue mowing height at around three inches, and notes it thins in summer heat and needs regular fall reseeding. That is a completely different service calendar from a full-sun Bermuda lawn in Horn Lake.

The fescue calendar

• September: the big month. Aeration paired with overseeding, while the grass is entering its fall growth flush — this is the UT Extension recommendation for cool-season lawns, and it is different from the late-spring window warm-season grasses want.
• September (early): also the pre-emergence window for annual bluegrass. Poa annua germinates as soil temperature falls below 70°F in late summer, and it is very hard to control once mature.
• September, again: the heavier fertilizer feeding for cool-season turf, roughly 1–1.5 lb of nitrogen per 1,000 square feet.
• Late October to mid-December: leaves, three to four passes on a canopied lot.
• Summer: mostly damage control. Fescue browns and thins in a Memphis July no matter who is mowing it, and raising the height helps more than anything in a bottle.

Brown patch is the Germantown disease

Shade, heavy irrigation and cool nights against warm days is exactly the combination large brown patch wants. MSU Extension calls it the most common lawn disease in Mississippi during spring and fall, describing circular brown to smoky-gray patches that can reach twenty feet across, favored by cool nights in the upper 50s and 60s with days in the 70s, and made worse by high nitrogen, excess moisture and thatch.
