Collierville has roughly 52,000 residents and a median household income somewhere between $134,300 and $138,600 — the wealthiest large suburb in the Memphis metro. Lots are big, HOA coverage is dense, and the standard for what a maintained yard looks like is genuinely higher here than anywhere else in the territory.

Nobody in Collierville is shopping for the cheapest cut. What people here actually want is a crew that turns up on the same day every week, edges the walk to the front door properly, and does not leave clipping spray across a dark driveway. That is a fair expectation and it is what the price buys.

What we charge here

Collierville rates carry roughly six percent over our DeSoto County base. We would rather explain that than bury it: it is drive time from the Mississippi side plus the fact that the average Collierville lot is bigger and more heavily landscaped than the average Southaven lot. HOA properties and common areas

Collierville has one of the highest concentrations of managed neighborhoods in the metro, and common-area maintenance is a different animal from residential mowing: entrances, medians, monument beds, retention basins and amenity turf, all on a schedule a board can budget. Smaller Memphis-market commercial and HOA contracts start around $450–$550 a month; larger properties get budgeted per acre, where full-service Southeast pricing runs $2,500–$6,000 per acre per year.

Turf here

Common Bermuda and hybrid Bermuda on the open sunny lots, zoysia on a lot of the nicer installs, and tall fescue under the mature canopy in the older sections near town. Those want three different mowing heights — MSU Extension puts Bermuda at 0.5–1.5 inches, zoysia at 1–2, and fescue near 3 — and cutting a zoysia lawn at Bermuda height is one of the more common ways a lawn service damages a Collierville yard. The one-third rule matters most on the zoysia lawns. Zoysia is dense enough that a missed week shows as a visible stringy ridge for days after the corrective cut.
